Zoning approved to permit high-rise residential in east end Alliston
Posted November 19, 2024
A zoning amendment to permit high-rise residential in east end Alliston was approved last night but excludes the requested reduction in parking spaces to be dealth with during the site plan process.
The proponent, Mayfair Homes is proposing to build two 12-storey apartment buildings, and two eight-storey buildings at 6179 Hwy 89 in Alliston. Zoning amendment was required to add residential uses to the current Major Commercial, Environmental Protection, and Rural Industrial.
In all the plan is for 524 residential units, with commercial on the ground floor, trails and a park. The subject site was the long time home of WD Towing. The property contains a total area of 9.42 hectares (23.28 acres) with approximately 379 metres (1,214 feet) of frontage along Highway 89. Its commercial designation already permits the requested height.
Mayfair wants to reduce the required parking allotments from 966 to 809, but council stopped short of that, directing those discussions to take place during the site plan agreement stage.
However, like all new development applications in New Tecumseth, there is no water allocation available until the new treatement plant is completed in Collingwood - not expected for at least three years.
Residents from the nearby Briars community have come out opposed to the application citing concerns around traffic, density and security of their properties.
