A combination service station, convenience store and car wash at King
and Victoria Street in Alliston cleared another planning approval
hurdle last night.
The proposal has been about 10 years in the queue and was settled
mutually last fall between the Town and the numbered company, 2221465
Ontario Inc, whose Director is listed as Gil Shcolyar connected to
Ultramar gas stations, via an OMB approval.
Among the site specific zoning amendments include the retail
convenience store to be built closer to the intersection and away from
the neighbouring properties. The front yard setback and exterior side
yard setbacks are from nine metres to three metres.
The existing four driveway entrances to the subject lands with over 28
m in total width will be converted and reduced by two entrances at a
total of 20 m in width, with a right in and right out only on King
Other additional site adjustments include:
A 3 m buffer strip around the Subject Lands;
A 2.2 m high acoustic fence;
A storm water management plan designed to keep all storm water on site;
A lighting plan for the overheard lights;
Adequate servicing capacity for the Subject Lands, and
That a Phase Two Environmental Audit had been completed.
